
The Association, through our landscaping contractor, is responsible for providing water to the 3,283 homes in the community, as well as the common areas. This is managed through over 48 irrigation controllers, covering over 300 zones throughout the community and common areas. The contractor regularly inspects and adjusts these systems to ensure efficient water management and conservation through proper seasonal programming.
Due to the age of irrigation systems and varying water pressure, occasional breaks are inevitable. The contractor works to quickly address these issues. Assistance from the community in reporting leaks are greatly appreciated.
Common Irrigation Issues and How You Can Help

If you notice that an irrigation emitter is clogged or a flag emitter isn’t providing enough water, or if you feel some emitters are not functioning properly, please report this issue through the Mojo Helpdesk for maintenance. This ensures optimal water flow and helps keep the system running smoothly.
Irrigation schedules change based on seasonal needs, and these are not published for homeowners due to constant adjustments. However, if you’re concerned about when your irrigation system is running, you can check by placing a small vessel under the drip emitter to confirm it’s receiving water. Alternatively, you can reach out through the Mojo Helpdesk to ask about your zone’s schedule.
If a sprinkler head pops off and water is spraying into the air, it’s important to report it to the Association quickly. This type of malfunction can waste water and hinder proper irrigation. Please submit a report through the Mojo Helpdesk for prompt attention.
If a sprinkler head has lost its adjustment and is no longer pointing towards the lawn or is spraying onto a driveway or street, a quick fix would be to try manually adjusting the direction of the head by turning the silver arc adjustment ring while the head is up and spraying. For further adjustments, you can report this through the Mojo Helpdesk to ensure the sprinkler is properly aligned. This helps ensure water is used efficiently and directed where it’s needed most.
Priority for Irrigation Repairs
Irrigation repairs are prioritized based on their severity. Larger issues, such as supply or lateral line repairs, broken sprinkler heads are addressed first. After that, smaller repairs like sprinkler head adjustments or emitter issues are handled.

Reporting any leaks or water issues promptly to the Mojo Helpdesk ensures quicker detection and repair. This participation, while not required, helps keep our community thriving, beautiful, and well-maintained for everyone’s benefit. The Northern Meadows Property Owners Association (NMPOA) manages several water meter accounts for front yard irrigation. Please note that front yard water leaks from the Associations irrigation system are not associated with your home water consumption and should be considered separate. If you notice any increased charges on your water bill, we recommend contacting the City of Rio Rancho or hiring a plumber to assess and troubleshoot your plumbing system.
